Gift of Property

Mr.A has a residential flat in mumbai.He wants to gift it "jointly" to his niece(brother's daughter) and niece's daughter(grandniece).What will be the tax liability to the niece and/or grand niece?cud u also help me with the stamp duty implication w.r.to concessional stamp duty to lineal descendant?

I am presently an nri living in european country since past 8 years.I bought an agricultural land of 30 acres when i was living in india.I wish to know what would be the implications/obligations if i takeup the citizenship of this EU country.

Extension of Equitable Mortgage

Sir,

I presume that Equitable Mortgage is deposit of title deeds with a Bank for a loan.

The Bank has the Property over the assets. The Company cannot sell the property, till the loan is paid off fully.

Hope my perception about Equitable Mortgage is correct. Please let me know whether I am right.

Now, what is the extension of Equitable Mortgage.

Please let me know, what all requirements should be met by company while going for extension of Equitable Mortgage.

Kindly clarify by example
