A piece of diverted land was sold and sale deed was registered wherein it is mentioned that the payment will be made in three instalments and accordingly post dated cheques were issued . First instalment cheque was cleared and other two instalment cheques got bounced . Based on the registered sale deed the purchaser got his name entered in the land records

What remedies are available to the seller against the purchaser. Please guide. Thanks

1 The company is carrying out the business in the lease hold property since from the year 2010.
2 The lease agreement prepared and got registered with concern register office.
3 One month before, these lessors sold this propery to their relatives.
4 The queries
Whether this lease agreement will be valid for the remaining lease term?
Whether this lease agreement will be valid, if the new building owner gives the special power of attorney, without entering into new lease agreement?

Can increment be given to any staff from retrpspective basis? is their any rule for giving increment on retrospective basis?

Dec 2022: x person decides to join a trust with an aim to join them and make an impact in the society. She starts working for the benefit of fulfilling activities.
Jan 2023: It was agreed she would become trustee after she agreed to pool in 3lkhs for the benefit of running the trusts operations. Mainly an upcoming event.
February 2023: The amount was e-transferred. She pumped in an additional 3 lkhs (total 6lkhs), to address the happenings of the event. Trust agreed to return 3lkhs when any funds were successfully raised at a later point
March 2023: A CA help was taken to draft her inclusion into the trust and legally became a trustee.
August 2023: She decides to demand back 5 lkh with an interest of 7.3% from the trust. ( When the trust has less balance to execute its day to day operations.

Questions:
1) There was no formal writing for this transaction. What are the legalities involved.
2) Can the trustee sue her own trust (or against other trustees) for recovery of the money (that doesn't exist)?
3) What is the impact on other trustees
4) What is the best route out if negotiations fail?

Does Indian judiciary accept whatsapp chats between business partners as evidence? Recently there was an Apex Court ruling whatsapp chats between business partners governed by agreements are not admissible as evidence in courts.

Please suggest a way where if I act as a broker for a sale of items by bringing seller n buyer together and helping them in finalizing a deal with a price negotiated by me. In all such cases I am entitled for a commission which is the difference between the seller price and the price I actually sold to the buyer. How I make a full proof agreement that my hard-earned commission is received in full after the actual sale? Kindly suggest a way and best practice including an agreement which can be used by me. In case of transfer of Share from shareholder B,C,D & E to a shareholder A, do we need to issue the share certificate to Shareholder A with the same distinctive no mentioned in share certificates of B,C,D & E or issue share certificate to A with new distinctive nos.

Hi,

My grandfather passed away recently. The ancestral property which was in my Grandfather's name is getting partitioned to be transferred to my father and his siblings now.
My father wishes to get it transferred to an HUF (of me(unmarried) my father and my mother).
Since his marriage (which happened a couple of decades back), no official documentation or PAN was created for this HUF.

What is the procedure now to form this HUF and transfer my father's part of the ancestral property to the HUF? is a PAN card for HUF required beforehand for this ?
i mean from legal perspective, what documentation and procedure is required before transferring the property to HUF ?

Can it be transferred to my father first and then later on pass it on to HUF ?

Note: the ancestral property is in my grandfather's name currently (i mean not in any HUF's name).
