Please help me out with regard to the taxable value for service tax purpose on construction of residential complex?

First of all there is no liability in the light of the fact that there is either transfer of IP or the same is for personal use of the buyer.
If still wishing to poay- payment on consturction part - to the extent of labour by deducting amount offerred for VAt or go for compoistion of 4.12% on gross amount.
