Rental place attract service tax

I have taken Gala on rental basis in Mumbaifrom Mrs Xyz, who is resident of Jaipur.
my query is I am liable to pay Service tax.. my Eleven month Total rent is 165000/-.
Please Help as the CA of Jaipur says that as per Rajasthan Law, any rental place attract Service tax.

you have taken on rent na.. Then rent liability will b of the provider not the receiver...
secondly rent liability will come only if he crosses the min exemption limits
