10 December 2009 I am staying as tenant in an independent house. I am asked by the landlord to do the following payments:

1) Rent of the electricity meter which is installed in the house
2) Pay the rwa/society charges

Is it the liability of the tenant to make the above payments?

Also, I would like to understand why is the deed made for eleven months and not one year?

12 December 2009 The liability to pay electricity charges and society monthly charges is on you. Whereas, the liability to pay the municipality / revenue charges is on the landlord.

Agreement is done for 11 months and not for one year to show that the tenure of lease is for a period less than one year, thereby reducing the chances of the tenant to have legal rights on the premises.
