Yes,
as both are covered under section 194I
and both are deducted by you only.

Yes, you can do that. If Building has no objection, you can pay by single cheque.

TDS is deducted on the basis of TAN number of the assessee. If both the buildings belong to one assessee only the TDS can be deducted and paid in one single cheque
