Service tax on security maintenance deposit?

I have purchased a new construction flat in Ahmedabad. Now the builder is charging service tax on Security maintenance deposit @ 12.36%. Can you please expain is service tax applicable on security maintenance deposit or not

04 February 2015 The builder is collecting amount for security and maintenance of the building for which service tax is payable. If you form a Association and maintain it you can avoid service tax.

04 February 2015 The builder is collecting amount as deposit which will be deposited in a separate account. after complition of project the same will be returned to the co. op. housing society. which will be used for common uses of the appartment complex.

05 February 2015 If it is a deposit deposited in a separate ac and returned to co-op society no service tax payable.
