Service tax on purchase of house

We have purchased a house, say of Rs. 25 Lakhs and made the agreement in December 2011. The payments were made in FY 2011-12 & FY 2012-13. Suppose Rs. 5 Lakhs is paid in FY 2011-12 & the balance in FY 2012-13. what will be the rate of Service Tax payable on the amount of the house?

If agreement made before obtaining Completion Certificate then ST is payable on agreement value.

Thank you Mr. Vaibhav...but what I want to know is, what will be the rate of service tax applicable on the purchase of the house since there was a revision in the rate of service tax. Plz advise... very urgent!!!
