Applycabilyt of st on others items with rent

Sir, If the landlord (company) gives building on rent and charging extra for AC, DG set and Monthly Maintenance. Then service-tax is applicable on these extra items with rent or not ?

Service tax shall be charged on total amount including rent for facilities provided.
