Tds on sale of nri property in india

Hello Members,

I have query regarding the TDS tax implications pertaining to sale of NRI's property in India.

1.Is the 1% TDS deduction applicable on sale of NRI property in India, some say it's applicable only on capital gain and not on total sale proceeds. Also in case there is no capital gain arising, the buyer need deduct any TDS.
2. For computation of capital gain tax, shouldn't we consider the CII - Cost of Inflation index where in the fair cost of property acquisition would rise compared to actual cost of acquisition post taking inflation into account
3.Is it mandatory for the NRI seller to obtain the Capital gain certificate from the IT authorities and provide the same to the buyer so he need not deduct any TDS in case of no capital gain arising.
4. Some website says buyer also need to deduct 20-22% TDS of the total sale consideration, and deposit the same with IT department. But the same may not be applicable in case no capital arising or NRI selling property at a loss.

Are Senior Citizens (persons who have completed age of 65 years) exempted from Profession Tax in (i) Maharashtra & Gujarat ? If the answer to this is "Yes" , I have another question . Is exemption from Profession Tax in Maharashtra & Gujarat applicable only on Salary Income for Senior Citizens or is it applicable for all Senior Citizens , irrespective of what their source of income is ?

Ca final exam form

I have completed my Articleship in august 2015. I have the Articleship completion letter that was sent by ICAI to me. In the pdf form of Certificate of Service (for students who have completed articleship), nothing is mentioned regarding getting the same signed and stamped by Principal/Member of ICAI. Can anyone please tell me whether I need to get the pdf form of Certificate of Service or Exam Form signed and stamped by Principal/ Member of ICAI for November 2017 CA Final exam? About company incorporation

I apply for the company but similar name (company name) of it is allotted already to someone but when I search then got to know that, that company is strike off in 2015.
So is there is any solution to it r any chance that I will get that name registered.

Capital gain tax calculation

Dear Sir/madam,

I have sold my flat in jul17 for 52 lakh, the total cost of the flat was 39 lakh, i got the possession an year back, however i booked the flat in 2010 and its was delayed at builder end and finally i got it in 2017, please let me know how the tax is calculated for it, will it fall under short term capital gain, but in that case will cost of acquisition apply as per my payments year on year from 2010 to 2017, so though i paid 39 lakh the cost of acquisition will be much higher.
How are what are my options to invest if i want to save tax.

I need ur opinion and suggestion in this regard: The assessee manufactures taxable product under GST, has 5 branches within the same state. ( all factory and branches in the same state) In this regard, I would like to know, whether the factory is liable to pay GST on goods cleared to branches.? Incase if factory is to pay gst on supply to branches, it will be like the same person paying and claiming ITC on the same. This amounts to liquid cash being freezed on stock in hand( gst) The business being very small in size, what is the most effective system to follow? Kindly advice

Accounting entry

We are a importer, & purchase goods from abroad countries. While purchasing we paid
custom duty, clearing & forwarding charges, freight etc. At the time of accounting we accounted ,purchase, custom duty, C&F charges, freight separately. Is this method is
correct or is all import exp. including custom duty to be debited to import purchase
account. Please guide us correct method & which Indian Accounting Standard,this
method or description indicated.
