please confirm rate of taxable services, if the land value is excluded.

67% - 33% taxable value
Can we avail input services.

20 March 2015 Service tax is payable on 25% of value of residential and commercial complexes including land.
In case value of land and cost of goods and services are separably known service tax at 12.36% is payable on service portion only. For which input service credit can be taken.

We want to discharge our service tax liability (Excluding the land cost) under composition scheme.

Rate of ST excluding the land cost 67% - 33% is still available, we are adopting this schement where the land cost is high.

please clarify.
