Actually i wanted to know whether we can avail the LAP against industrial land? I have enquired some banks and they provide LAP only against Residential property. So i wanted to know whether there is any bank which provide loans against industrial property? (I am not asking about availing term loan or WC loan wherein we can provide the industrial land as security, am talking about loan against industrial property wherein the borrower can utilise the money for any purpose)

Yes, it is possible to obtain a loan against industrial land, although the availability and terms of such loans can vary by lender and region. Here's a detailed overview:
### 1. **Types of Loans Against Industrial Land**
**a. Loan Against Property (LAP)** - Some banks and financial institutions offer Loans Against Property (LAP), including industrial land. While many banks focus on residential properties for LAP, there are lenders who might consider industrial properties as collateral.
**b. Business Loans Secured by Property** - Business loans, including term loans or working capital loans, can be secured by industrial property. In this case, the property acts as collateral for the loan, but the loan can be used for various business purposes.
### 2. **Availability**
**a. Major Banks** - Major banks such as State Bank of India (SBI), ICICI Bank, HDFC Bank, and Axis Bank may offer loans against industrial property, but the specific terms and conditions vary. You may need to negotiate with the bank and demonstrate the industrial property's value and the purpose for which the loan will be used.
**b. Non-Banking Financial Companies (NBFCs)** - Some NBFCs specialize in providing loans against non-residential properties, including industrial land. Companies like Bajaj Finserv, HDB Financial Services, and L&T Finance may offer such products.
### 3. **Considerations**
**a. Property Valuation** - Banks and financial institutions will require a valuation of the industrial land to determine the loan amount. The valuation will be based on factors like location, usage, and market conditions.
**b. Documentation** - You'll need to provide various documents, including proof of ownership, title deeds, and details of the property. The bank may also require a business plan or justification for the loan amount and its use.
**c. Interest Rates and Terms** - Interest rates and terms for loans against industrial property might be higher compared to residential property loans. The terms will depend on the lender's policies and the risk assessment of the industrial land.
**d. Purpose of the Loan** - While LAPs are often used for personal or business needs, you may need to clarify the purpose of the loan if it's not directly related to industrial operations.
### 4. **Steps to Obtain a Loan**
1. **Research and Shortlist Lenders** - Identify banks and NBFCs that offer loans against industrial property. Check their eligibility criteria and loan terms.
2. **Prepare Documentation** - Gather all necessary documents, including property documents, business financials, and identification.
3. **Apply for the Loan** - Submit a loan application along with the required documentation to the chosen lender.
4. **Property Valuation** - The lender will conduct a valuation of the industrial land to determine the loan amount.
5. **Loan Processing and Disbursement** - Once approved, the loan will be disbursed based on the agreed terms.
### 5. **Contact Banks Directly**
To get the most accurate and up-to-date information, it’s best to contact banks or financial institutions directly. They can provide details specific to your industrial land and business needs.
### Summary
- **Yes**, some banks and NBFCs offer loans against industrial property. - **Major banks** and **NBFCs** may provide these loans, but terms and availability vary. - **Valuation and documentation** are crucial, and the **interest rates** might be higher compared to residential property loans.
