IS the total amount is taxable?..what about when assesse is paying back?

Yes, total amount is taxable. you mean assessee paying back means the assessee has to refund the amount of rent collected, in this case such refundable amount shall be treat as deposit and doesn't treat it as rent and doesn't offer to tax.
