IT MEANS MY CLIENT HAVE PURCHASE FLAT SO I HAVE TO DEDUCT TDS OF SELLER PARTY

yes. if the purchase value exceeds Rs 50 lakhs, tds is deductible. please refer this link for Form 26QB
