Sir,
A Company is providing two services (1)rent of building and (2) Maintenance of the same building. Whether Service tax payable on rent(after deducting service tax paid on rent itself)can be adjusted from the input of service tax available on maintenance service or not. Please advise on both the period i.e before and after 01.07.2012.

Further, whether we can take cenvat available on maintenance service in last financial year from the service tax payable on rent in the current year. Service tax return of last year have balance input of service tax on maintenance service.

Credit can be taken for the previous year and can be used to pay ST on rent or repairs.
