Our company have office on rented basic & landlords is NRI ( Non resident Indian ) than What TDS Rate under section 194 is applicable

no sec 194-I is not applicable but sec 195 is applicable.

Section 195 applies. TDS rate is 30%. Please note that section 194I is to resident payee.
