builder is under taking construction of residential complex . it has 30 units . 18 units are sold 12 units are occupied by him for personal use. will the service tax liability on 30 units or on 18???????

There is no sale , So no tax on 12 flats.

Thanks for your reply sir.Sir i have one more question . land owner and builder entered into joint venture . builder alloted 12 residential flat to land owner in consideration of land. total units constructed is 30 units. who is liable to pay service tax and on how many units ? is there any decided case or notification for the same.
