TDS on property lease rent

14 May 2010 I'm planning to give one of my property on lease to nationalised bank.

annual rent would be Rs. 36,00,000/-

Is there any way to reduced TDS rate deduction from 10%, like by way of two separate agreement for lease and maintenance??
