what type of property is fit for creating equitable mortgage so as to cover it under sarfaeci.

Normally the answer to this is NO,
Unless you are very sure about the credentials of the borrower, deposit of title (equitable mortgage) is not sought for. Especially so when COLOUR xeroxes are freely available.

For obtaining housing loan from Banks and reputed housing financial institutions house property is fit for creation of equitable mortgage.
