Mr& Mrs X hold two adjecent plots of land. MrX enters into a builder's agreement with his wife to give her two flats in the building constructed by him in consideration of the land which belongs to Mrs X.
Will capital gains be applicable?
If yes then how will it be computed?

on the agreement date the plot is deemed to get sold( take value from agreement) on receipt of flats, it would get registered and registration value will be taken as new property
