Capital gain on sale of residential property

21 March 2014 I have two residential flats, on one of the flat a housing loan is going on since last three years, if i sell the flat on which there is no housing loan, can i repay my housing loan out of sale realization of that flat and get set off against the capital gain on sale of flat.

Kindly advise.
