Dear Sir
the booking of a villa in august 2017 and the same is being cancelled in oct. 2017 and client asking for refund inclusive of GST whether the GST is to be refunded ?

Yes you can refund the entire amount including GST by raising a credit note. The same will have to be declared in GSTR 3B and GSTR 1.
