Service tax on office rent

Hi,
We are a small pvt limited co at Hyderabad, and we are planning to open branch office at bangalore. so bangalore branch office rent will be around Rs. 40,000. land lord at bangalore is not registered with Service tax and he is having PAN only. My query is do we need to pay service tax on this office rent at our brangalore branch office.
We can deduct TDS as usual. Landlord is not having more than 10 lakh service income and he is not having registeration with service tax dept. Can you please suggest

As your land lord is not having more than 10 lacs service income including this rent there is no need to pay any service tax on this rent.
