An individual is seeking clarification on whether they can claim Long-Term Capital Gains (LTCG) exemption under Section 54F of the Income Tax Act when selling one of three flats in Chennai to buy another. They are unsure if owning more than one house disqualifies them and whether the flat being sold should be included in the count of owned properties. The advice suggests Section 54 exemption might be applicable, noting Section 54F is typically for selling a plot of land.

I own 3 flats in chennai. I am selling a flat and buying a new flat. Can I claim LTCG exemption u/s54F.... I understand that 54f cannot be available if the assesse owns more than 1 house...
Should the flat which I am selling be included for determining the houses owned or it should be excluded...
