if i want sale house property by deed of 45 lacs, in which i ll receiv consideration of rs. 43 lacs in cheque than can i take balance consideration in cash...!!

yes you can do so. ensure that it is properly documented and that the cash should be accounted for properly. the best ways shall be to deposit the same in bank account.
