gst on factory rent

i have rented factory and i pay 15000/- per month bt owner of building unregistered dealer so..what rate ll be applicable???and what roll in gst return..??

Rate @ 18%.
You can show it under RCM basis and pay Tax first and get ITC on filing of return....

With recent amendment the RCM charges have been suspended.......
