here are two co owners of a residential flat as per the the original agreement. Now one of them wants to transfer his portion to other. In such a case i can make a gift deed and get it registrered. Do we have to change the original purchase ageement as well as that is showing the original two names?

too many issues, if the purchase is still not registered than it can be drafted but check who made the payments if both have made the payment than what treatment it will get, if you make it gift than check section 56
