Capital gain on exchange of immovable property

Mr. A has an old godown.Now a builder is demolishing the old building and giving a new godown to Mr. A in the same place.Whether there will be capital gains?If yes, then how to determine the value of consideration (new godown).It is market value of the godown or the construction cost of the godown.Please reply.
