What will be TDS rate for rent of Regus kind of arrangement where in they provide furnished office and also operater, tea cofee other services also in addition to office. What will be rate of TDS will it be 10% considering office or it will be 2% ?

If they provide/can identify rent for office seperately deduct tds 194I @2% and for operaterand tea machine deduct tds @ 194C
otherwise deduct TDS 194I @10% on full payment
otherwise deduct TDS 194I @10% on full payment
