Supplymentry invoice under service tax

we are providing renting of immovable property services since june 2007. where got registered under the service tax in november 2011,
now we have to paid the service tax since june 2007. we have not charged any service tax from tenant .
meanwhile tenant has agree to pay a lump sum amount of service tax from the period aug09 to dec 10.
we have paid tax to deptt. as assumed that gross amount charged from tenant (by reverse calculation),
Now the tenant demand a invoice of lump sump payment by him of service tax. mentioned therein like service tax rs.........
pls suggest me whether we can raise the invoice of same amount to tenant , whether any liability would occur on same invoice.

IF Service tax was paid on inclusive value and if additional amount is received then you need to pay service tax on the same (inclusive value concept.)
