my father gets a land from his grand father before 1/4/1981, now he want to sell it.

you need to apnt a loacal regsitered valuer who will provide you a report and value the land as per 1.4.81 rules and records.

but i have heard many case where AO has rejected the local registered valuer report.
should i consider local register valuer report
or ask AO for valuation

u need to take that valuer's report which is regsitered with the income tax dept and authorised by them to give u valuation report...
