My friend want to buy a old flat. The flat owner is now working in Dubai. He is unable to come to India all the time to collect the flat amount. Therefore he suggested me to appointing his wife (Staying in India) to collect the amount of flat. He will available only for Registration after receiving full amount.
My question is which procedure to follow to complete this work.

But I have learned that Power of Attorney should get registered then it is valid. He will not be possible to reach India now.
Sir, Can I have take his email confirmation for appointing his wife to collect the amount on behalf of him.
