Immovable property registration

30 September 2012 Dear Sir,
Request your valuable input on legal provisions if the genuine owner of a land has lost the purchase deed (Scenario 1: he might be able to trace a photocopy, Scenario 2: he does not even has photocopy) - (a) how can he protect his legal title? (b) how can he prove his ownership and (c) how can he sell the land and how to satisfy the prospective buyer?
Your valuable inputs will be highly appreciated.


30 September 2012 which part of India you are in? In most of the parts the record is with PHOTOZINCO department of Govt. You can trace it. 7/12 extract if it is outside municipal area or PROPERTY REGISTER CARD if it falls under municipal area is available. In a worst scenario, find out the neighbouring / adjacent plot holders, the land revenue authorities for MEASUREMENT shall record the evedence of the said plot holders and give you a certificate.

I am not aware what is Photozinco. I am in Haryana. Can I get a copy of registration paper from Govt. after showing my ID and address proof?

09 October 2012 Yes, you should get it. Make the enquiry with the land revenue department.
