For what % of service tax i am liable?

I have booked a flat in 2010, I have paid 90% so far, which includes 4.12% service tax, Now i should pay 4.94% on balance 10% or 4.94% for entier 100%?
pls clarify.

You have to pay 4.94% only on balance 10% because 90% you must have paid before 01.04.2012 as well as milestone of service was also completed before 01.04.2012
