how to get exemption from TDS on rent receivable. where the rent received is to be divided among four partners. service tax is to be paid by us.

is whole of the rent received by you in your individual capacity? If yes, then very difficult avoid TDS implications.

As per your query, Rent is received in Firm , hence you can't avoid TDS Deduction.
