TDS applicability on Genset usage

Hello Sir,
Our company has a rented premise. To avoid power cut, we are using common genset installed in our building common facility.
We pays to our owner per month, apart from office rent, on the basis of units consumed by us.
Does this re-imbursement attracts TDS ?

Yes. In my opinion, it is in the nature of hire charges of rent although not fixed. This should be covered in the TDS provisions.

Yes, TDS is applicable on hire charges u/s 194I @ 10.3%
