13 May 2011 Hello can anyone please guide me on the documents I need to confirm once I need to buy the land and get a satifaction that the title is clear and is in my name.

Can someone please explain it stage-wise

what is 7/12 document, when is it needed

13 May 2011 Essential requirement of sale of immovable property are pointed below:
1) First all you need to ascertain the title of the seller weather its ok or not.
2) Before purchase you must confirm that all the required approval of the government department are obtain.
2) Draft the sale deed for the purchase of land.
3) in purchase deed you mention all the terms and condition such earnest money, date of final payment, date of transfer of title, date of registration, mode of payment etc.as per requirement.
4) In drafting you also take care of stamp duty applicable to that state.
5) Mention in the agreement in case any approval is obtain.
Regarding the obligation of the buyer and seller you can refer to Sec 55 of the transfer of property Act.
