I want to transfer 50% interest in my flat in the CHS to my son. what is the procedure for gift deed

1. Execute a document transferring share in the property.
2. It will have to be registered with the Registrar like any other deed of purchase or sale of immovable property. I believe the stamp duty is very nominal since it is a transaction between blood relatives.

Agree with Anand ji. States don't charge high stamp duty for the transfer of immovable property by way of settlement deed / gift deed
