if a husband gives cash to his wife for purchase of land & registered in her name.subsequently,wife gives land on rent or sale it then clubbing provision will apply or not .

Yes the clubbing provisions will apply u/s 64(1)(iv). Both ie rent as well as capital gain will be clubbed.

In order to save tax you can give the money to her @ 0% loan which she will return after selling the house.

while giving loan make sure you are not violating sec 269SS
