01. say a house property is owned by the trust and then the rent received out of such property, if any, would be the income from property held under trust.

Trust can receive income from any source
I doubt that only income from house property is to be considered income derived from property held under trust

your doubt is 100% correct. I thought you are understanding the meaning and hence i quoted one example.
See as you must be aware, property is of 2 types. Movable....Immovable
So to say income earned /derived from the property (movable and/or immovable) which is held under trust
