As per notification service tax exempt for low cost houses up to carpet area of 60 sq MTR.

There is no separate definition for 'carpet area' in Finance Act 1994 (as amended). One has to proceed with the definition of 'carpet area' as applicable to Realty Industry. Carpet Area is the area within the premises of the unit (flat / house) and no additional areas like Built Up / Super Built Up areas with area outside the dwelling unit is considered
