I have a land in the joint name of myself and my mother. I want to gift the said land to my younger brother. Whether I should sale the land or to gift or if there is other mode of transfer in minimum expenses ?

You should gift it to your brother. it'll be done in minimum cost and also there won't be any capital gain issue in respect of the said transaction to you or your younger real brother.
