Tds on security deposits for rent

Dear Expert
Please suggest whether TDS is applicable or not on security deposits of Rs. 78000.00 as it have to be pay to landlord.
Guide me.

Security deposit completely refundable will not subject to TDS, if security deposit not refundable to that extent TDS to be done as per 194I

security for rental building not subject for TDS. only advance rent will attract TDS u/s 194I.
