I have purchased flat of rs.4000000
in june 2005.
at that time there was no stamp duty was paid. stamp duty value was Rs.6000000
flat shown as rs.4000000 on payment basis.
Therefore if i sold now then will i get benefit of
rs 6000000.
on what basis tax will be levied?

COA is 40 lakhs and it will be indexed accordingly.
60 lakhs cant be taken as COA.

No you will not get any benefit of 60L but the stamp duty paid will be considered as addition to the flat.
