whether we have to check the status of rural agriculture land at the time of purchase of land or at the time of sale of land.

Of-course Yes!! Patwari/Land records at Tehsil/taluka Office may fetch this information.
1.It Should Not be a Banjar Bhumi (agriculture activities Not Possible over That Land)
2.It Should Not be a Diverted Land(Vyapvartit Bhumi/ Privartit Bhumi)
3.It Should Not being Used as a Mines/Industry/commercial etc. purposes.
4. a patwari Land report or Search Report of Listed Lawyer should be a Documentary Proof to suffice the status of rural agriculture land, unless otherwise evidences are available with Department to Negate the Same.
