Rent to unreg person for the month of June-17 paid in july-17.Is gst to be paid on RCM basis?

Yes
It comes under receipt of supply from unregistered dealer
If rent paid is less than 5000, cgst exempt, sgst should be paid @9 %
If rent more than 5000 gst @ 18%
It comes under receipt of supply from unregistered dealer
If rent paid is less than 5000, cgst exempt, sgst should be paid @9 %
If rent more than 5000 gst @ 18%

If invoice for rent has been raised in June, GST shall not apply as point of taxation in that case is under service tax.
