09 September 2025 If pan card or aadhar card no. is not available of buyer because buyer is NRI in case of capital gain. they have Passport no. but in buyers detail only pancard and aadhar card no. is available. in that case what should we do?

09 September 2025 If PAN is not available, the NRI must apply for a PAN card. A passport is required for this application.

Aadhaar is not mandatory for NRIs.
PAN is required for all property transactions involving capital gains. If the NRI’s PAN has turned inoperative due to non-linking with Aadhaar, the NRI must update their residential status online on the Income Tax Portal by submitting passport and proof of overseas residency.
