Regarding capital gain tax

I have a query regarding capital gain tax.
I have a land (agriculture and residential) this is on my name since 20 years. Now i want to sell it.
i want to know
1) if i sell all land to one buyer then what will be the tax provision and rebate available to me.
2) If i sell all land to different buyers then what will be the tax provision and rebate available to me.
Today the value of the land is 3.50 crore.
Kindly also tell me the relevant provisions alongwith section reference.
