Respected sir,
I have to pay Rs 60,000 / annually for 5 years, at end of 12th year i will get Rs. 1,200,000 - what will be my IRR, is it adviceable

ur IRR IS 16 % ,
investment is beneficial but there is more beneficial investment in such a long time
