House property acquisition

one of my friend gave a token money. now he will have to pay whole sale consideration I.e. 55L sdv is 14L
now my question is how much he has to pay in cheque for purchase of property? I.e. whole 14 lac or 7 to 8 lac ?

If the token money is given by cheque then remaining consideration otherwise full consideration.
